Buyers…Save hundreds to thousands of dollars off the asking price

A major concern of home buyers is being suddenly confronted with unexpected costly problems, after they take ownership of the property. A home inspection is an objective, unbiased visual examination of the physical structure and systems of a home. Buying a home is the single most expensive purchase, most of us, will ever make. For a few hundred dollars, you can use the services of a home inspector to get a much better idea of the homes physical condition. Large and costly problems may be brought to your attention before you buy the home, leaving you in a position to renegotiate the terms of the sale or just walk away from the deal. You may prefer to have the seller make repairs, or you may negotiate a price cut, the choice is yours. You will be in a far more difficult situation if problems are discovered after the deal is closed. Just remember: Buyer Beware!

Buying a home can be stressful. A home inspection will give you a much clearer understanding of what it is you are about to purchase. You will be asked to absorb a lot of information in a short time. This often requires a written report, checklist, photographs, environmental reports, and what the inspector himself says while doing the inspection.

Relax. Most of your inspection will be maintenance recommendations, life expectancies and minor imperfections. These are nice to know about, However, the issues that really matter will fall into four categories:
1. Major defects. An example of this would be structural failure
2. Things that lead to major defects. A small roof-flashing leak, for example
3. Things that may hinder your ability to finance, legally occupy or insure the home
4. Safety hazards, such as an exposed, live buss bar at the electric panel

Anything in these categories should be addressed. Often a serious problem can be corrected inexpensively to protect both life and property (especially in categories 2 and 4).

Most sellers are honest and are often surprised to learn of defects uncovered during an inspection. Realize that sellers are under no obligation to repair everything mentioned in the report. No home is perfect. Keep things in perspective. Do not kill your deal over things that do not matter.
