New Construction…Why should I have a new home inspected?
When buying a new home and/or having a new home built. Your trust is placed on the contractor that will be doing the work. How can you be sure that the work is being done properly? How can you be sure that there are not any problems or items that have been overlooked? Contractors are busy and building multiple homes at the same time. They also hire sub-contractors to do a lot of the work. Who is making sure that nothing gets overlooked? City Inspectors do not inspect every aspect of a home. They typically do a quick walk thru looking for code and safety violations. There is so much more that they do not check. It could cost you thousands of dollars in the coming years, if it’s not caught in time to have the contractor repair it.
A thru Z Inspections is your answer. We are here for you and your new home. Do you have the time or expertise to find any problems or forgotten items? We offer you many choices for inspecting your home. It is much better if we do all of our spot inspections during the course of the building. It is much easier to find problems before they get hidden in concrete, walls, insulation, or behind cabinets. It is also easier for you to get the contractor to repair any items while the problems are still accessible. Remember, there are many different trades working on your house and sometimes one trade will bury another or cover up an area that another trade has yet to get to. This often gets unnoticed many times and therefore leaves items unfinished or forgotten.
A thru Z Inspections offers the following:
Pre-Pour / Footing Inspection: A pre-pour inspection is done prior to the
slab being poured while plumbing stacks,
rebar,footings, and underground electrical
conduit can be inspected. It enables us to
check for proper slope of drain pipes,
proper size of pipe, check underground
electrical to ensure that it is encased
properly in watertight conduit or rated for
direct burial. We also check the depth
and placement of footing, the installation
of reinforcing steel, the installation of sill
plate anchor bolts, and all the plumbing
and electrical vertical penetrations.
Concrete Inspection: This inspection takes place after the slab
or basement has been poured. It is at this
time that we inspect the quality of the
pour, checking for placement, cracks, out
of plumb walls, and if the slab is level. We
will also check for the placement of
earthquake straps and bolts or mounting
brackets. It is also the time to inspect
the waterproofing being placed on the
exterior of the basement. We will also
check for drainage around the building
to ensure that the ground water will drain
away from the structure.
Framing Inspection: This inspection takes place after the
beam, walls, and trusses have been
placed. This is where we will be able to
check for proper spacing and proper
attachment to the concrete. We will also
check to ensure that all the mounting
brackets have been properly attached to
the beam, walls, rafters, and floor and
ceiling joists. We also check window
and door openings, stairwells, and
emergency egress window dimensions.
The exterior walls and wrapping will also
be checked.
Pre-Drywall Inspection: This is a critical time for the inspection.
It is here that we can inspect the
electrical, plumbing, duct work, venting,
and insulation. This is where we can
inspect the plumbing connections, drain
and waste, electrical cabling,
boxes, and branch wiring, duct
work connections and placement,
venting for plumbing, HVAC, and drains.
We also check for insulation and its
placement to insure that it was placed
correctly to prevent the build up of
moisture and mold. We will also be
inspecting the exterior at this time for
proper placement, waterproofing, weep
holes, and caulking.
Final Walk-Thru: The final inspection includes observing
all aspects of the finished construction.
This includes exterior cladding, roofing,
interior finishes and completed electrical,
plumbing, and mechanical systems. We
will cover everything we have listed under
“What We Inspect”.

We also offer a twelve month inspection or warranty inspection. This is important to have done prior to the warranty expiring. Any item or problem found can be fixed and paid for by the contractor not you.
